Hope you had a wonderful weekend! How did you spend it? I was lucky enough to spend time with my family at the lake between showing properties to some great clients. I took my son fishing at Hickory Ridge, kayaking in Red Run Cove (for those with small children, he called it a Diego Animal Rescue Mission for the mallards that were cruising around us), boat ride, swimming, music sessions under a beautiful moon, and so on…I’m so blessed to live where I do. My son Sean caught (and released) ten fish in about an hour! We ran out of worms…

As for the real estate market, there are currently 69 properties under contract in the area ranging from a $30k home-site to a $2mm residence. One reason I believe we have this kind of activity amid a turbulent national housing market is that two of our core vacation home owner markets are the Pittsburgh and Northern VA areas and they are among the top 10 of healthy real estate markets across the country.

There will be a special Bear Crawl on July 23^rd starting at the Discovery Center at the state park. Please come out and join the fun and support a wonderful project. It’s always nice in this era of the media constantly spewing negative information 24 hours a day to hear of some shiny pennies out there. I just read an article recently that highlighted two of the strongest housing markets in the country are Pittsburgh and Washington, where many of our vacation home buyers come from. What’s more, 3 of our largest markets for vacation/retirement homes in this area (Washington, Pittsburgh, and Baltimore) have also recently been named in the top 10 best cities to find a job recently. I guess it does make sense that there’s a correlation between the two. Still, good news for our region.

I was reading over some recent data on our local housing market and while inventory is obviously up (a lot of it due to a lot of home sites on the market and this is in part to do with banks stricter standards for land loans), May’s pending contracts caught my attention. There were 41 contracts pending in May compared with the 5-year average of 21. That’s a 200% beat on the average!

I also want you to get your dancing shoes ready for this weekend’s Dancing Extravaganza at Wisp Resort this Friday starting at 6:30pm. As for the local real estate market, and you can probably imagine, there has been an explosion of activity lately as buyers seem to be wanting to take advantage of the rate environment and price corrections combined with a bit of pent up demand. Yesterday, our website traffic spiked to a level not seen since I began tracking and the search terms were relevant to “deep creek lake real estate.” Also, on a side note, I talked to Deep Creek Marina and they told me they set a record this weekend with 10 boats sold. On top of that, their boat and pwc rentals were up 40% for the same weekend last year!

Regarding the real estate market, it looks like this area wasn’t alone in seeing significant activity increases in March. From my perspective, there’s a combination of things driving it. There is apparent pent up demand from four years of doom and gloom like a spring slowly being compressed. There is also the environment of historically rock bottom interest rates out there together with deflated prices. It’s nice to finally see more and more people coming out from underneath their desks and taking that step to secure that special property they’ve been looking for. What a great holiday weekend we had here in the mountains. I hope you were able to get out there and enjoy it. The weather was gorgeous and the tourists and locals alike were out enjoying the pristine conditions in the area from alpine skiing to snowshoeing to ice fishing. A friend of mine caught a 24 inch walleye through the ice in front of the Lake Pointe Inn.

Here’s some relevant information on the MD Non-Resident Withholding Tax Update Effective Jan. 1 2011:
The rate of withholding taxes to be withheld and paid to the Clerk on the sale of real estate by non-residents in MD has been lowered, effective January 1, 2011 from 7.5% to 6.75%. The rate of withholding on non-MD entities remains at 8.25%.
